Tuxfin Hospitality LLC is a family-owned business founded by Mitch Hayes, a Massachusetts native who owns two successful rental properties, both located in West Yarmouth, MA.

With firsthand knowledge of owning and renting homes on Cape Cod, we understand the unique needs of Cape Cod homeowners. Specializing in the Lower Cape, we provide vacation rental management services across Plymouth, Wareham, Bourne, Sandwich, Mashpee, Falmouth, Barnstable (Hyannis), Yarmouth, Dennis, Brewster, Harwich, Chatham, and Orleans.

Mitch brings over 20 years of experience in hospitality, including more than 10 years in Operations Management for a renowned Boston-based restaurant group. Pricing

Full Vacation Rental Management

  • Tuxfin charges a management fee of 20% of the gross nightly revenue received from reservations plus the cleaning fee (which is paid directly by the guests). Tuxfin’s fee is reduced from 20% to 16% for the first 3 completed reservations for new clients. Our prices beat those of other larger property management companies who can keep up to 35% of your property’s revenue.

  • Tuxfin’s fee includes booking management & guest communication, turnover cleanings, stocking supplies, laundry services, and maintenance and repairs that take under 30 minutes

  • Additional costs will apply for pool and/or hot tub maintenance, landscaping services, trash removal services, pest control services, supplies, and larger repairs and maintenance projects.

Rental Setup Plan

  • One time fee of $995. (Waived for clients that agree to at least 6 months of vacation rental management)

  • Includes rental registration with your town, rental registration with Massachusetts, building the property’s Airbnb and VRBO sites, pricing consultation for the first 12 months, property consultation, creation of a welcome binder, sourcing of a cleaning company, and one supply stocking (Does not include the cost of supplies)

  • Professional photographer available for $300 for indoor and outdoor photos of your property

How to manage your own Vacation Rental

Many Homeowners can manage their own property. With some time and money, homeowners can reap 100% of the rewards. Tuxfin Hospitality takes care of the following items for a modest percentage of the booking amount, but here are things for homeowners to consider when managing their own Cape Cod rental:

  • Registering the property yearly with your town and coordinating the annual Health Department inspection

  • Setting up VRBO & Airbnb listings, updating as needed. Setting up minimum length stays and pricing based on historical trends and market research

  • Replying to guest inquiries as promptly as possible, within 1 hour if it is during business hours

  • Handling all booking communication with the guest, including a Thank You message when they book, a check-in message 2 days prior to their stay, and a check-out message thanking the guest and asking for feedback.

  • Organizing bookings, ensuring rental calendars sync to ensure property cannot be overbooked

  • Scheduling landscaping/mowing services bi-weekly during spring/summer, communicating with the guest to set expectations

  • Scheduling cleanings prior to each check-in (within 3 days if not a same-day turnover, or between 10am - 4pm on check-in day). Our cleaning company makes the beds, cleans and dusts all surfaces, vacuums all rugs and carpets, sweeps and mops all hard floors, fully cleans the kitchen including the fridge, oven and microwave, cleans the windows and doors, cleans the furniture, and cleans the bathrooms including toilets, sinks and showers/tubs

  • Completing additional tasks in between each guest stay

    • Checking for damages or issues, inside and outside

    • Removing used linens, and bringing freshly laundered linens for the beds, bathrooms and kitchen

    • Filling up soaps & shampoos etc and replacing the sink sponge

    • Buying and Restocking supplies such as toilet paper, tissues, paper towels, trash bags, coffee, etc

    • Updating electronic door codes

    • Putting out a welcome basket

    • Removing trash to the town disposal area, if no trash removal company is in use

    • Cleaning the outside grill, and filling any empty propane tanks

  • Handling any maintenance issues. Scheduling larger maintenance or repairs. We work with local electricians, plumbers, landscapers, HVAC companies etc

  • Performing yearly inspections of smoke detectors

  • Scheduling septic pumpouts and HVAC maintenance yearly if needed
