Register the property yearly with your town and coordinate the annual Health Department inspection
Set up VRBO & Airbnb accounts, updating as needed
Set up minimum length stays and pricing based on historical trends and market research
Reply to guest inquiries as promptly as possible, within 1 hour if it is during business hours
Handling all booking communication with the guest
Upon receiving a booking, thank the guest and set expectations for communication / property information / check-in information
Send a check-in message 2 days prior to their stay, including electronic door codes (highly recommend over key access)
Send a welcome message on their check-in day
Be available during their stay for any questions or issues, provide a secondary number just in case
Send a check-out message 1 day prior to their check-out date, thanking the guest and asking for feedback.
Organize bookings
Ensure rental calendars sync to ensure property cannot be overbooked
Ensure reminders are set for guest messages, check in information, check out reminder
Schedule cleaning prior to check-in (within 3 days if not a same-day turnover, or between 10am - 4pm on check-in day)
Schedule landscaping/mowing services bi-weekly during spring/summer, communicating with the guest to set expectations
Schedule Cleanings. The cleaning company will make the beds, clean and dust all surfaces, vacuum all rugs and carpets, sweep and mop all hard floors, fully clean the kitchen including the fridge, oven and microwaves, windex the windows and doors, clean the furniture, and clean the bathrooms including toilets, sinks and showers/tubs
Schedule our Tuxfin visit prior to or at the same time as the Cleaning:
Do a walkthrough to check for damages or issues, inside and outside
Strip beds of used linens
Place freshly laundered linens for the cleaning company to make beds
Fill soaps & shampoos etc
Take away the used linens and towels to be laundered for the next guests
Put out fresh towels & hand towels
Restock toilet paper & tissues & paper towels
Add & delete door codes
Put out a new sponge by the sink
Check the fridge, freezer and cupboards are empty of prior guests’ items
Check the kitchen has all items in their places and nothing is missing
Empty the dishwasher
Put out a welcome basket
inventory supplies and purchase anything necessary before the next visit
Bring trash to the town disposal area, if no trash removal company is in use
Fill any empty propane tanks
Clean the outside grill
Pickup mail from the mailbox
Check the yard is nice and clean
Handle any small maintenance issues (<30 mins)
Schedule larger maintenance or repairs. Contact our local electrician, plumber, landscaper, hvac company etc
Organize and accept reservation payments from Airbnb & VRBO
By the 5th of each month, send clients a report and payment for the previous month, available via Check, Venmo or Zelle
Perform yearly inspections of smoke detectors
Schedule Septic Pumpouts and HVAC Maintenace Yearly if needed
